Residential Selling Service
We will support you from valuation all the way through listings, negotiating the sale, support during the conveyancing with active sales chasing through to completion.
We offer both fixed fees and percentages depending on your preferences.
*Naomi Spencer Estates have a minimum fee of £2250*
Drone Photography Packages
We include a standard photography package with every sale, this will include the front of your home, inside each room and the garden.
If you would like to upgrade to a drone package which will include ariel photos of your home/land including the gardens and a video fly over then this can be included for an upfront fee of £150 per property.
Energy Performance Certificates
We can provide you with a quotation and get this arrange for you, OR you can arrange your directly.
Please be aware that all properties are required under the Energy Performance of Buildings (England and Wales) Regulations 2012 to have a valid EPC certificate BEFORE marketing can take place.

Anti Money Laundering Checks
Under the HMRC, Money Laundering Regulations 2017 all estate agents are required to complete Anti Money Laundering checks on all vendors and purchasers.
For Vendors
This cost is upfront at £20 per person and part of the onboarding process before a property can be listed for sale.
For Purchasers
This cost is upfront at £20 per person and will need to be completed before the memorandum of sale can be issued.
Please be aware that solicitors & mortgage advisors may also need to conduct anti money laundering checks under the same regulations as part of their standard industry practice.
Estate Agents are legal required by HMRC to carry out Anti Money Laundering checks on all clients.
